Ending Your Tenancy

 

Most of our tenants renew their tenancy agreements at the end of their term and stay for more than one year.  Some stay for many years.  And most move out at the end of their tenancy contract - on 31st August.

Occasionally, plans change and tenants ask to break their tenancy contract early.  We allow them to do so subject to a set of procedures, a strict timetable of quarterly break dates and covering our costs to replace them.

Whenever a tenant vacates, they give their room a good clean, remove their possessions from the common parts, change their postal address to their new abode and return their key to us. Then we write them a great reference, return their deposit and wish them success in the future.


ENDING YOUR TENANCY AT its natural end date 31st AUGUST

Our tenancy contracts are fixed-term agreements and there is no facility for a rolling contract.

We tend to reach out to existing tenants each June to find out their plans for the coming year. Generally we make a time-limited offer to renew tenancies on the same terms.

If you choose not to renew your tenancy it will end naturally on its contractural end date, usually 31st August.

When you confirm you are not going to renew we start looking for a new tenant to take over your room. We will be in touch before we start.

BReaking YOUR TENANCY Early

Our ideal is tenants stay the full duration of their tenancy agreements.

We recognise circumstances can change however so if you need to break your tenancy contract early we will allow you to do so subject to a strict timetable of quarterly departure dates.

You cause us to incur extra costs to replace you if you break your tenancy early and we deduct these from your deposit.

CLEARING AND CLEANING YOUR ROOM

When the time comes for you to physically vacate, you will want to clean and clear your room and remove your belongings from the common parts.

The golden rule is to leave your room and the property in general as you would expect to find them.

DEPOSIT RETURN

We aim to return every deposit within one week of your departure. To do this we will need your bank details which you provide to us on an exit form.

We have two different exit forms depending on when you leave:

- tenancies ending naturally on 31st Aug

- early break of tenancy

Please also remember to cancel your standing order that pays our rent.

Think who has the property as your mail address and let them know your address has changed.

You should consider setting up an automatic mail redirection via Royal Mail  It's only a few pounds and well worth doing.
